Your next chapter, step by step
Under Contract to Closing
Your offer has been accepted. What happens next? Buying a new manufactured home with land includes many familiar homebuying steps, plus a few details specific to the home’s installation and foundation.
Review your contract dates
Confirm your earnest money amount and delivery deadline, inspection period, financing deadlines and planned closing date. Your contract sets these dates and the terms that apply.
Keep your financing moving
Send your lender the requested income, bank and other documents promptly. Confirm that your loan program fits both the manufactured home and the land, and check with your lender before making major financial changes.
Schedule your home inspection
Even a brand new home can benefit from an independent inspection. Review the findings and discuss any repair requests within your contract deadlines. A home inspection is separate from the appraisal and any foundation certification.
Confirm the structural engineer report
Your lender may require a structural engineer report, often called a permanent foundation certification. When required, a properly licensed professional checks the foundation against the applicable standards. FHA, VA and conventional loan requirements can differ, so confirm exactly what your lender needs.
Complete the appraisal and address repairs
The lender typically orders an appraisal to evaluate the home and land. Any agreed repairs or lender required corrections need to be addressed, with completion documents or another inspection if requested.
Review title and property details
The closing attorney and lender review the land title, manufactured home ownership documents and any required real property paperwork. Confirm applicable installation approvals, utility connections and septic or well documentation, too.
Arrange insurance and finish loan approval
Get insurance quotes early and confirm coverage will be effective when required. In coastal Georgia, ask about wind coverage, flood risk and any flood insurance requirements. Respond promptly to any remaining underwriting requests.
Review your closing figures and walk through the home
For mortgages that require a Closing Disclosure, you must receive it at least three business days before closing. Review your loan terms, costs and cash needed. Before closing, walk through the home to check its condition and any agreed repairs.
Close and receive your keys
Follow the closing attorney’s instructions for identification and funds, review and sign your documents, and confirm when closing and funding are complete. Keys and possession follow the terms of your contract.
Buying land and having a new home installed?
Your process also includes site preparation, delivery, installation, utility connections and required permits and inspections. The timing of loan closing and these milestones depends on your financing. An already installed home may have completed much of this work, but the lender still needs the applicable documentation.
Every purchase is different. Your contract, property, loan program and local requirements determine the steps and timing.
