Moving to the Golden Isles
A practical guide to finding your place on the Georgia coast
Moving somewhere new comes with plenty of questions. Where should you begin your home search? Which services do you need to arrange? What should you know before buying near the coast?
I’m Sheila Bishop with Southern Classic Realtors. This guide brings together the places to explore, the questions to ask and the official resources to keep handy as you plan your move.
Start with your everyday life. Think about where you will work, how much home maintenance you want, the activities you enjoy and the monthly budget you want to maintain. Those details can help shape a search that feels manageable.
Get to know your options
Brunswick and mainland Glynn County
Brunswick is the mainland port city of the Golden Isles, with a historic downtown and waterfront. Include both Brunswick and other mainland Glynn County addresses in your search, then compare the actual routes to work, shopping and appointments. A Brunswick mailing address alone should not be your guide to municipal services. Explore Brunswick
St. Simons Island
St. Simons is a barrier island with beaches, a village area and places to explore outdoors. When considering an island address, try your regular mainland trips as well as your weekend plans. Look closely at the individual property, its maintenance needs and any association documents. Explore St. Simons Island
Jekyll Island
Jekyll deserves a separate conversation about ownership. The Jekyll Island Authority explains that the State of Georgia owns the land, with residential ownership involving a land lease. Review the specific lease, fees and property requirements with the appropriate professionals before making a decision. The Authority’s resident page also connects you to utilities and emergency information. Jekyll Island resident resources
Nearby communities to include in your search
Your search can extend beyond the Golden Isles to Darien and McIntosh County, Jesup and Wayne County, Brantley County, and St. Marys and Kingsland in Camden County. These are regional alternatives to compare, rather than interchangeable neighborhoods.
Darien offers a coastal downtown and waterfront setting. Jesup is Wayne County’s county seat. Brantley County’s government offices are in Nahunta. Camden County includes St. Marys and Kingsland. For each area, compare the specific property, your daily destinations, available services and total ownership costs. Check the commute before you choose
Drive from a prospective home to the places you use most, preferably at the times you expect to travel. Include the full trip, parking and any school or childcare stops. If your routine takes you between an island and the mainland, test that route too.
Use current traffic information instead of relying on a single advertised drive time. Georgia’s 511 service provides traffic and travel information. Check Georgia traffic
Enter a prospective home address and your work address in Google Maps to compare routes and estimated travel times. Check the times of day you expect to travel, then test the trip in person.
Set up services by property address
Confirm the provider for the exact home before scheduling a connection. Do not assume that every address in the same city or county uses the same utilities.
Use these official provider links to explore service options. Availability depends on the home’s exact address. Check directly with the provider before arranging service.

Internet
The FCC map shows provider-reported internet availability by address, not all utility services. Confirm current availability directly with the provider.

If the address is served by Georgia Power, its start service page explains the application information needed. Electric service territories · Georgia Power service setup
Water and sewer: Ask whether the property has public connections or a private well and septic system. For a Brunswick or Glynn County address, the Joint Water & Sewer Commission is a starting point for verifying service. Jekyll residents should use the Authority’s resident resources. In other communities, ask the city or county which utility serves the address. Brunswick Glynn water and sewer · Jekyll resident resources
Internet, waste collection and other services: Check availability directly using the street address. Confirm installation dates, equipment, collection arrangements and any setup charges before moving day.
Find school and enrollment information
Use the school district to verify attendance assignments, enrollment steps, transportation and programs for your address. Ask about the current school year and your anticipated move date rather than relying only on a listing’s school information.
Glynn County currently directs new students through an online application, required documents, a central registration appointment and final enrollment at the school. Other districts have their own procedures. These official links are a useful starting point:
Plan for coastal weather and ownership costs
Review flood information for each property, not just the neighborhood name. FEMA’s Flood Map Service Center lets you look up an address. Ask your insurance professional and lender about the property’s coverage needs, premiums, deductibles and effective dates before finalizing your budget. Most homeowners insurance does not cover flood damage. Flood maps and information · Flood insurance basics

Make an evacuation plan, identify where you would go and include pets, medications and important documents. Follow local officials’ current instructions. Property taxes and homestead exemptions
For tax bills and payments: Contact the Glynn County Tax Commissioner at 1725 Reynolds Street, Suite 100, Brunswick, GA 31520, or 912 554 7000.
When should you apply for homestead?
Generally, you must own and occupy the home as your primary legal residence on January 1 of the tax year. Neither you nor your spouse may claim homestead on another property.
Plan to apply by April 1. Current county and Georgia guidance also allows applications through the end of the 45-day appeal window for your assessment notice. If you miss April 1, contact the county promptly to confirm your applicable deadline rather than assuming you must wait another year.
Where to apply: Glynn County directs applicants to apply in person at the Property Appraisal Office, 1725 Reynolds Street, Suite 101, Brunswick, GA 31520. Call 912 554 7093. Bring proof of ownership and a valid photo ID showing your home address. Special exemptions may require additional documents.
Do not assume the seller’s exemption or one from your previous home transfers to you. An approved exemption generally renews, but ownership or eligibility changes and requests for additional exemptions may require action. Ask the county what applies to your household. Eligibility and savings are not guaranteed.
